Well, he did WIN. That is a mandate for his plan. Well, isn't it?

We haven't done a lot of "absolutely wonderful" at all, let alone in existing neighborhoods. Maybe the spot redevelopment idea will be better accepted and more successful than the redevelopment that starts with clear-cutting the whole neighborhood?

As I understand the plan - we have the neighborhood select some properties they want redeveloped and then we market these to rich people in New York (or maybe any rich people) as tear-downs. Unclear if the rich people would live in the "absolutely wonderful" place built on the lot or lots or market it, but once built it would grow the tax base lived in or sold.

I said a while ago it would also boost the taxes on surrounding properties, but that would be gradual rather than instantaneous. More gradual for homesteaded property, more instantaneous for non homestead property, but at the usual government pace in both cases.

Maybe there will not even be any traffic impact -  Shannon plans to "kill" impact fees impact or otherwise. We will know right away if that works - as soon as we try it.

Eliminating impact fees is dear to the heart of developers, we know that - they have said so again and again! Impact fees are one of the costs of their business that they insist the taxpayers pay for them - part of the unique privilege of having the rich people around. If we don't let them make the rules they take their ball and bat and go home, then no game. Most of us have experienced that routine before.

Perhaps agreeing to "kill" impact fees is a litmus test? Perhaps.
